Chimney Liners
The liner is the pipe inside the chimney that carries smoke and combustion gas out of the house. Nearly every chimney safety question comes back to it.
We install stainless steel liners sized to the appliance, insulated where the code calls for it, in a continuous run from the connector to the cap.
Aluminum liner is the cheap option and it is only rated for certain gas appliances. Put it behind anything hotter and it corrodes, pinholes, and leaks combustion gas into the chase.
Chimney Caps
The cap is the lid on the chimney. It is what keeps rain, animals and stray embers where they belong.
We fit stainless steel caps with a full mesh spark screen and a lid wide enough to shed water clear of the crown below it.
Galvanized caps rust through in a few winters and the mesh rots out first. Once the screen is gone, birds nest in the flue and rain runs straight down onto the damper.
Dampers
The damper seals the chimney when there is no fire. A bad one is an open window in your roof for the other fifty weeks of the year.
We install top-sealing dampers with a silicone gasket that closes against the crown, operated by a cable that runs down to the firebox.
The old cast throat damper sits down in the smoke chamber and never truly seals. Warped by heat and packed with soot, it leaks conditioned air out of the house every day.
Crown Sealant
The crown is the concrete slab at the top of the chimney. Hairline cracks in it are how water gets into the masonry in the first place.
We resurface the crown with a flexible elastomeric coating that bridges hairline cracks and keeps moving with the slab through every freeze and thaw.
A skim of ordinary mortar over the cracks is the fast patch. Mortar is rigid, so it splits again in the first hard freeze and the water goes right back in.
Chimney Flashing
Flashing is the metal that ties the chimney into the roof. Almost every ceiling stain near a chimney starts right here.
We install two-part step and counter flashing in aluminum or copper, cut into a mortar joint and sealed, so the roof and the chimney can move independently.
The fast fix is a heavy bead of roof cement smeared over the joint. It dries, shrinks and cracks within a year or two, and the leak comes back worse than before.
